This Hyde Park remodel initially started out as a kitchen remodeling project for our clients, yet turned into a beautiful full, first floor remodel.
Our clients conveyed to us during our initial discussions that there were many things they wanted to address with their 100-year old home. After some discussion, we all decided we should bring in our partners at ESM Architects to do a feasibility design study.
We created options for a full 1st floor renovation, an optional full length front porch, options for dual dormers for the 2nd floor that would include a new master bathroom + a new walk-in-closet, option for a dual-zoned HVAC system to regulate the temperatures between floors.
After some consideration, the decision was made by our clients to focus on the following:
- Remodel the entire kitchen
- Remodel the entire 1st floor interior
- Design and install a dual zone HVAC system
- Repair the 100 year old stucco on the entire exterior
- Repair the rear concrete porch with steps and install new powder coated aluminum railings
- Hand-craft a pair of composite railings for the existing front porch
We then had our partner Annie Miller Designs to begin the work of creating the updated look and help our clients in choosing many of the products that would be used for this project.
Renewing a century old home
We rewired the old ‘knob & tube’ electrical system. We opened up the entire rear of the home, removed walls, created new door with transom (means putting a header into the floor system above), created a new wide kitchen window over the relocated sink, and rebuilt 50% of the floor structure that had been compromised over the last 100 years…a marble would have gained quite a bit of speed in that floor space previously.
The ceiling in the opened up rear portion of the home were also at different heights. All of these items and more were made possible by an incredible team of craftsmen, and craftswoman, we are blessed with on our team.
A completed transformation
The reaction from our clients speak for the results. “I cannot believe this is the same house”. They were very, very pleased with their beautiful new spaces, updated look and security the could continue to have in their home.
What made this project much easier was the spectacular communication between the clients and our team. With the level of complexity in this project it made all the difference. Everyone on the team planned well and extraordinary communicators. It was a lot of fun and so rewarding!
